Understanding What Happens After a Real Estate Foreclosure
A foreclosure occurs when a property owner fails to satisfy certain obligations secured by the property, such as a mortgage or other lien, and the property is eventually sold through a foreclosure process.
The Foreclosure Auction
- In many foreclosure proceedings, the property is offered for sale at a public auction.
- The property may be sold to the highest qualified bidder according to the applicable auction and court procedures.

How Surplus Funds Can Arise
- Sometimes a property sells at foreclosure for more than the amount necessary to satisfy the debts, costs, liens, and other legally recognized obligations associated with the foreclosure.
